Property: Honeywell 101 Columbia Road Morris Township, New Jersey Assignment: – Prepared a Property Strategic Assessment for a 1.2 million square foot, 16 building Research and Development headquarters campus – Analysis of user group utilization and Highest and Best Use valuation of the campus

Challenges:
– Approximately 75% of the campus is controlled via a long term leaseback and ground lease
– Functionally obsolete chemical laboratories, associated office and support buildings (i.e. special use)
– Campus zoning limits possible alternative uses
