The Garibaldi Group is proud to announce the leasing of just over 7,000 square feet of office space at 180 Park Avenue in Florham Park to Carisk Partners Inc. The tenant was represented by Director Jackie Madden on behalf of The Garibaldi Group. The landlord, which is a joint venture between Vision Properties and The Birch Group, were represented by Cushman & Wakefield’s William O’Keefe, Courtney Brooke Rosenkrantz and Brian Decillis.
Like many companies currently exploring the office market, Carisk was interested in downsizing the actual size of their office in hopes that they could do more with less. Moving from approximately 13,000 square feet to just over 7,000 square feet in their new home, Carisk was looking to save on square footage but expand on their employees’ overall experience.
This brings to light another trend that is motivating tenants around the country, which is flight to quality which played a big role in Carisk’s decision choosing 180 Park Avenue as the new home for their team.
“With the modern amenities that 180 (Park Avenue) has to offer,” Ms. Madden stated, “Carisk will be able to create a more stimulating and productive environment for their team. I believe strongly, as they do, that the new Class-A facility will help foster greater job satisfaction among employees and better retention of talent.”
With a foundation in behavioral health, Carisk Partners is a specialty risk transfer, care-coordination company servicing insurers, government entities, self-insured plan sponsors and other managed care organizations. With two offices in New Jersey, as well as an office in Miami, Carisk has seen tremendous growth in their business over the last two years and is preparing for that growth to continue.
A third important building attribute to Carisks in their search for a new office was their reliance on strong technological infrastructure to conduct business around the country. Their business relies heavily on specific IT systems to conduct their day to day work, and 180 Park Avenue had all of the necessary technology redundancy that a company of Carisk’s caliber could depend on.
