Case Study :: Linde – Stewartsville

Property: Linde North America 1 Greenwich Commons Stewartsville, New Jersey Assignment: – Conduct a site search to build a national operations center to accommodate production forecasting, delivery scheduling and remote monitoring and operations of company’s network of over 70 atmospheric and process gas plants throughout U.S., Canada and Mexico

Challenges:
– Consolidation of two (2) existing operations currently located in New Jersey and Pennsylvania
– Labor intensive operation, which could not afford disruption of workforce
– Pursue state and local incentives
– Anticipated growth over next five (5) years needs to be addressed

Conclusion:
– Negotiated a long term lease for 28,000 sq. ft. in a free-standing (40,000 sq. ft.) building with expansion options, renewal options and purchase options
– Linde has been afforded flexibility for expansion and within the first 18 months of lease, Linde has expanded to 38,000 sq. ft. and will eventually control and occupy entire building
